Valuations

The following are the more common types of valuation reports which we are asked to provide but if you need a valuation for other purposes then please contact us to discuss your requirements.

Sale and Purchase

Details of the survey types available are under the Survey Options heading.

We can provide various services to assist in the sale and purchase of properties including surveys for buyers and sellers.  For buyers, a survey will provide details of the condition to give them the essential information about the property they are intending to purchase.  

A survey for the seller enables us to provide information to help them understand areas of concern which might be brought to the attention of the buyer thereby reducing uncertainty from the outset and helping to ensure that the property can be correctly marketed.

Help to Buy/Shared Equity

Owners of Help To Buy/Shared Equity properties are required to have a formal, written (Red Book) valuation when they want to sell or purchase additional equity in their property.  This is a service which Boulton and Brown have been offering for some time and we are fully conversant with the requirements.

Probate

Valuations are sometimes needed for probate purposes.  Your solicitor will advise you if it is necessary and Boulton and Brown can provide the necessary valuation.

Taxation Valuations

We are able to provide valuations for most tax purposes (Capital Gains, Inheritance Tax etc).

Expert Witness

Sometimes concerns are raised which require specific inspection and reporting, including following building works.  Boulton and Brown are experienced in such matters and are able to provide reports to facilitate resolution.

Matrimonial

In the event of a matrimonial break-up, a valuation of the property is sometimes required.  This usually involves a Valuer being instructed by solicitors on a joint basis and reporting to The Court as an Expert Witness under The Civil Procedures Protocol.

Reports on Condition

The following report types are those most commonly required, with further information given on the Survey Options page. Please get in touch if you want to discuss requirements for non-standard inspections and reports.

RICS HomeBuyers Report (Level 2)

This is a standard survey type and can be provided with or without a valuation.

Building Survey (Level 3)

This is the most detailed survey Boulton and Brown provide and can include a valuation if required.

Schedule of Condition

This is a report in a tabular format used for commercial premises usually created at the beginning of a lease and attached to the lease for later reference.

Management Asbestos Survey

Boulton and Brown are able to provide presumptive asbestos survey reports for landlords and tenants.
